Germantown home prices have been falling since early November. It is still a great time to buy with the tax credit extended to April 30th 2010 and rates are still good but are expected to increase to near 6% around the third quarter of this year. Below you will see a graph of the median sales price against inventory for Germantown. Although there have been some areas of Montgomery County where I have seen some appreciation and some sellers have been recieving multiple offers pushing the purchase price of the listed price.
